I’m now not renting my home to long term renters. I would have liked a family to live in my home and enjoy it- but realized I was actually just barely covering the mortgage and then having to still having to pay more to meet the difference between the rent my tenants were paying- when people were turning my home into a business and profiting 3x the amount of my mortgage (really- I was able to get the airbnb records from my last tenant who I had to take to court in a legal battle that was drawn out for months…because you’re right…it’s really hard to evict someone) . I’ve renovated the home and divided it into six amply sized units. I rent each one our for $200 a night and I’m now making 18,000 a month minus some expenses- mainly the property management company that I have taking in bookings and arranging for the cleaning. Thankfully I don’t have to do any of the cleaning or managing which was definitely daunting. My home is right in downtown and people can walk to shops, restaurants, and venues. I’ve realized how silly it was to try to create housing for people who were genuinely in need of it when I could be sipping margaritas in the bahamas instead! This forum really helped me make this decision that has boosted my quality of life 10 fold. :-D. I no longer have to worry about it. Life is good!!

I’m not running a charity or renting low income housing. I have a lease agreement. If you can’t fulfill the lease agreement or afford to live here- you should find a housing alternative that you can afford.

Haven’t you heard of a lease agreement? It’s a legally binding document. You agree to the terms outlined in your lease when you sign it. My lease agreement specifically forbids airbnb, and short term rentals of any kind. It also forbids pets. According to you though my tenants are free to turn my home into a zoo or a short term rental because well, they “own it temporarily”… of course! 😉 Now if your lease agreement says you are free to have a zoo or set up a hotel or bob inside the home…well then have at it!

They are just guests. airbnb guest are just like with hotels guest. They do not reside. they get hosted.

Your tenants however provide them with beds, utilities, and many times breakfast.

Although, you completely surrender those rights when you lease out your building to someone. You only retain the right of disposition (selling, claim equity, remodeling, expand, alter, rebuild) after your tenant leaves. Your tenants do have temporary ownership of your property during the term of the lease. Their rent money is from their hard work and perhaps goes towards your mortgage and interest….=your tenants paying for your $487K.

A simple fact is that, when someone leases something they have the right to use it or let someone else use it for a determined period, unless they specifically and legally waive that right. Specifically means that is written in specific terms within the lease agreement. Legally means that the contract is legal or legally enforceable. Individual terms of a contract can be illegal, while the remainder of the contract remains enforceable.
A lease is a personal property otherwise know as ‘leasehold estate.’ It is a temporary ownership, which gives the tenant all the rights normally entitled to the owner except one (the right to dispose). Tenants have the right of possession, use, and enjoyment of the space they are renting. This is the reason why it really difficult to evict a tenant who decides to challenge the eviction. Letting someone crash (free or not) is absolutely not steeling, as long the tenant is paying rent. Airbnb guests pay for a bed or sometime a couch in somebody’s home. They check in and stay for a couple of nights, but do not move in.

Whatever one does within the confine of their home is also protected by privacy laws. Privacy as a right, is settled law (see. the supreme court decision against the state of Texas). Landlords cannot spy on tenants. When you rent to someone, they have the right to make that space their home, not yours. You don’t get to control how they use or enjoy it for that period of time.
